We are seeking an experienced and highly skilled Commercial Manager to join our dynamic team of construction professionals.
The ideal candidate will have a strong background in quantity surveying and extensive experience in post contract commercial management and claims on construction projects. The Commercial Manager will play a pivotal role in overseeing the financial and contractual aspects of our projects, ensuring the company’s commercial interests are protected and maximized.
What you’ll do
Contract Management:
- Ensure Contract Compliance: Review and interpret construction contracts, ensuring compliance with terms and conditions
- Mitigate Contractual Risks: Identify and mitigate potential contractual risks
- Negotiate Variations: Negotiate contract variations and amendments as required
- Administer Contracts: Manage the administration of contracts, including documentation and correspondence
Financial Management:
- Manage Project Budgets: Develop and manage project budgets, forecasts, and cash flows
- Control Project Costs: Monitor and control project costs, ensuring alignment with budgets and financial targets
- Prepare Financial Reports: Prepare and submit accurate and timely financial reports and valuations
- Implement Cost-Saving Measures: Identify and implement cost-saving initiatives and value engineering opportunities
Claims Management:
- Identify Potential Claims: Proactively identify and assess potential claims and disputes
- Prepare Substantiated Claims: Prepare and submit well-substantiated claims in accordance with contractual provisions
- Resolve Disputes: Negotiate and resolve claims and disputes with clients, subcontractors, and suppliers
- Handle Claims Administration: Manage the claims process, including documentation, correspondence, and settlement agreements
Subcontractor Management:
- High-Quality Selection: Evaluate and select subcontractors based on quality, cost, and performance criteria
- Negotiate and Manage Contracts: Negotiate and administer subcontracts, ensuring alignment with project requirements
- Monitor and Review: Monitor subcontractor performance and manage any issues or disputes that may arise
- Ensure Timely Payments: Process subcontractor payments in a timely and accurate manner
Risk Management:
- Identify and Assess Risks: Identify and assess commercial risks associated with construction projects
- Develop Mitigation Plans: Develop and implement risk mitigation strategies
- Collaborate on Risk Control: Collaborate with the project team to manage and monitor risks throughout the project lifecycle
Quantity Surveying:
- Assess and Quantify Work: Utilize strong quantity surveying skills to accurately measure and value construction works
- Draft Key Documents: Prepare bills of quantities, cost estimates, and tender documents
- Enhance Project Value: Conduct cost analysis and value engineering exercises to optimize project outcomes
Client and Stakeholder Management:
- Cultivate Strong Relationships: Build and maintain strong relationships with clients, consultants, and other key stakeholders
- Offer Expert Advice: Attend client meetings and provide expert advice on commercial matters
- Communicate Effectively: Proactively communicate project progress, issues, and opportunities to stakeholders
Leadership and Team Management:
- Lead and Inspire the Team: Lead and motivate the commercial team, fostering a culture of excellence and collaboration
- Mentor and Develop Talent: Provide guidance and mentorship to junior team members
- Foster Cross-Department Collaboration: Collaborate with other departments, such as operations, procurement, and finance, to achieve project objective
Preferred Qualifications/ Relevant Experience
- Bachelor’s degree in Quantity Surveying, Construction Management, or a related field
- Minimum of 8 years’ experience in a commercial role within the construction industry
- Chartered Surveyor (MRICS) or equivalent professional qualification
- Proven track record in managing claims and disputes on construction projects
- Strong knowledge of construction contracts, including JCT, NEC, and FIDIC
- Excellent negotiation, communication, and interpersonal skills
- Proficient in the use of quantity surveying and construction software (e.g., CostX, Candy)
- Analytical mindset with strong problem-solving abilities
- Ability to work under pressure and meet tight deadlines
