    Commercial Lead – Data Centre Construction

    Location: Middenmeer, Netherlands
    Sector: Mission Critical / Data Centres


    Role Purpose

    The Commercial Lead will be responsible for overseeing all commercial aspects of a hyperscale data centre construction project. This includes contract management, cost control, procurement strategy, and financial reporting. The role demands strong commercial acumen, stakeholder engagement, and the ability to manage complex contractual frameworks in a fast-paced environment.


    Key Responsibilities

    • Lead the commercial delivery of the project, ensuring alignment with budget, programme, and contractual obligations.
    • Manage pre- and post-contract activities including procurement, tendering, and contract negotiation.
    • Oversee cost planning, forecasting, and value engineering initiatives.
    • Administer contracts and manage change control processes.
    • Prepare and present commercial reports to senior stakeholders.
    • Ensure compliance with local regulations and international standards.
    • Liaise with legal, finance, and operational teams to mitigate risk and resolve disputes.
    • Support the development of commercial strategies for future phases or related projects.

    Essential Qualifications & Experience

    • Degree in Quantity Surveying, Commercial Management, or related field.
    • Experience in commercial roles within construction, ideally in mission-critical or data centre environments.
    • Strong understanding of NEC, FIDIC, or similar contract forms.
    • Experience working on large-scale international projects.
    • Fluent in English; Dutch language skills are a plus.
    • MRICS or equivalent professional accreditation preferred.

    Desirable Attributes

    • Experience with hyperscale clients and fast-track delivery models.
    • Strong negotiation and stakeholder management skills.
    • Familiarity with digital cost management tools (e.g., CATO, CostX, PRISM).
    • Ability to lead and mentor junior commercial staff.
